Painting in a Managed, High-Density Environment
Century City is almost entirely apartments, townhouses and managed developments, and that changes the job in three concrete ways: what you are allowed to paint, when you are allowed to work, and how the crew gets materials to a third-floor unit without carrying a full tin through a shared lobby.
Ownership boundaries come first. In a sectional title unit you own the interior surfaces and generally the inside face of your walls, while the exterior of the building, the common passages and usually the outward-facing side of your balcony wall belong to the body corporate. That means an interior repaint is entirely your call, but painting the balcony wall a colour you like is very likely not. The scheme rules will say, and the managing agent can confirm in writing in a day.
Working hours and access are the second. Most Century City schemes restrict noisy or disruptive work to weekdays within set hours, require contractors to sign in, and have rules about lift protection and where materials may be stored. A contractor who has not worked in a managed development before will discover all of this on day one, at your cost.
The third factor is the canal and water frontage. Units close to the waterways sit in higher ambient humidity, and combined with modern airtight construction and small bathrooms that produces condensation damp — black mould in the corners of external walls, behind wardrobes and along the ceiling line. That is not rising damp and it does not need injection. It needs ventilation improvement, a mould treatment and a mould-resistant coating. Painting alone will not fix it.

Timing Work in a Century City Scheme
Interior work in an apartment is genuinely season-independent. With water-based products and a bit of cross ventilation, a one-bedroom unit is a two to three day job at any time of year, and winter slots are easier to get and often better priced.
Exterior and common-area work follows the normal Cape Town window of October to April, but in a managed scheme the real constraint is the approval calendar rather than the weather. A full block repaint has to go through quotes, a trustee decision and often a special levy or reserve fund allocation, and that process routinely takes three to six months. Bodies corporate that start the process in autumn are ready to appoint by spring; the ones that start in October end up either rushing or waiting a full year.
For unit owners, February to April is the easiest stretch to book. The December holiday period is difficult in high-density buildings — more residents at home, more complaints about noise and access, and many schemes restrict contractor work over the festive weeks entirely.
Condensation and mould problems are best tackled at the end of winter, in August or September, when the extent of the damage is visible. Treating mould in February, when the walls have been dry for months, tends to underestimate how far it actually spreads.
Coatings for Apartments and Blocks
In a high-density building the priorities are low odour, fast return to service, washability in shared spaces, and mould resistance where humidity is high.
- Interior walls: a low-odour, water-based acrylic. Plascon Double Velvet or Dulux Luxurious Silk both wipe clean, which matters in a small apartment where every wall is a high-traffic wall
- Bathrooms, kitchens and any wall showing mould: a dedicated mould-resistant product such as Plascon Kitchens & Bathrooms, applied after a proper fungicidal wash — not over live mould
- Common passages and stairwells: a higher-sheen washable acrylic. Matt finishes in a shared stairwell look tired within a year
- Balcony soffits and exposed ceilings: an exterior-grade acrylic, not interior paint. They get wind-driven rain even under cover
- Steel balustrades and railings: rust cut back, zinc-phosphate primer, durable topcoat. On canal-facing units the moisture load on these is much higher than it looks
- Facades: a premium exterior acrylic in the scheme’s approved colour, with the batch and code recorded so future touch-ups match
Before You Book in Century City
- Confirm in writing with the managing agent which surfaces are yours and which are common property. It takes a day and prevents an expensive dispute
- Check the scheme rules for working hours, contractor sign-in, lift protection and material storage before agreeing a start date
- If there is mould, get the ventilation looked at as part of the job. Repainting a condensation problem is an annual expense
- Record the exact colour code and batch for any body corporate approved colour, so touch-ups years later actually match
- For block work, ask for a phasing plan showing which elevation and which floors are affected in which week
- Ask how the crew protects lifts, lobbies and shared carpets. In an occupied building this is most of the difference between a good and bad contractor
