Painting on the Tygerberg Slopes

Panorama properties are bigger and harder to reach than the flat suburbs below. Homes built from the late 1970s onward, often double storey, frequently on a slope, with substantial tile roofs, timber fascias and barge boards, and retaining walls holding up terraced gardens. Two things follow from that.

The first is access. On a sloping site the downhill elevation can be a full storey higher than the uphill one, and a ladder is not a safe or legal way to paint it. Proper scaffolding or a mobile tower adds cost, and any quote that does not mention access on a Panorama double storey has either not looked at the property or is planning to cut corners. Ask for it as a line item.

The second is exposure. Panorama sits high and open, so the north and west elevations take direct sun for most of the day, and the wind off the Tygerberg is constant. High UV degrades the binder in cheap paint quickly — you will see it as chalking, where a hand run down the wall comes away powdered. Wind, meanwhile, dries the film faster than it can level, which is why brush and roller marks show up more on exposed elevations here than they do lower down.

Timber fascias and barge boards are the other Panorama-specific cost. They take the same sun as the walls, they are usually 6m up, and once the coating has failed the timber itself starts going. Recoating them on schedule is far cheaper than replacing them.

The Right Time of Year to Paint in Panorama

Exterior season here is roughly October to April, but the useful detail is about time of day rather than month. On a January afternoon a north or west Panorama wall can reach 50°C. Acrylic hitting a surface that hot flashes off before it can wet and bond, which leaves you with poor adhesion and visible lap marks. Sunny elevations therefore get painted early morning, and shaded ones later.

Wind is the other constraint. Panorama is exposed, and on a strong south-easter day spraying is off and even rolling picks up airborne dust. A contractor working here should be prepared to shift elevations around the wind rather than pushing on regardless.

The best bookings are October to early December and mid-March to April. Both give you long dry days, moderate temperatures and enough wind-free mornings to get the exposed elevations done properly. If the roof is part of the job, favour the March-April slot — roof tiles reach far higher surface temperatures than walls, and midsummer roof work has to stop by mid-morning.

Coatings for High-Exposure Elevations

What you are buying in Panorama is UV stability and colour retention. Cheap exterior paint here does not so much fail as fade and chalk, and a wall that has chalked has to be sealed before it can be recoated, which costs more than buying the better product would have.

Exterior walls: a premium UV-resistant acrylic — Plascon Micatex or Dulux Weatherguard. Both hold colour on north and west elevations far longer than mid-range alternatives
Dark colours on sun-facing walls: expect noticeably faster fade regardless of product. If you want a dark exterior, keep it to the shaded or east elevations and use inorganic pigments where possible
Chalked existing paint: a bonding liquid or masonry sealer before the topcoat. Painting straight onto a chalked wall is why the new coat peels off in sheets
Roof tiles: a roof-grade acrylic with proper primer. Reflective or lighter roof colours also measurably reduce the heat load in an upstairs bedroom
Timber fascias and barge boards: sand back to sound timber, an alkyd or acrylic wood primer, then two topcoats. Do not coat over blistered timber — you are sealing the rot in
Retaining walls: these hold moisture from the garden side. Use a breathable exterior acrylic, not a waterproofing membrane, or the water pushes the film off from behind

Questions to Ask on a Panorama Quote

Ask how the upper elevations will be reached, and get scaffolding priced as a line item. Ladder work on a double storey is a safety and quality problem
Confirm the fascias and barge boards are included. They are commonly excluded from cheap quotes and they are the most weather-beaten timber on the house
If the existing paint chalks off on your hand, make sure a sealer or bonding coat is specified
Ask what the plan is for windy days. "We work through it" is the wrong answer on this ridge
Have the roof priced separately so you can stage it into a following season if the budget is tight
Check whether the retaining wall is being treated as a wall or as a waterproofing job. They are different, and getting it wrong is expensive

What does it cost to paint a double-storey Panorama house?

Why does my north-facing wall fade so much faster?

It takes direct sun for most of the day and reaches surface temperatures well above 45°C in summer, which breaks down the binder and the pigment. Premium acrylics with UV-stable pigments hold up substantially better, and lighter colours fade far less visibly than dark ones.

Is scaffolding really necessary?

On a double-storey elevation, yes. Beyond the safety issue, a painter working off a ladder cannot maintain a wet edge across a wall, which is what produces visible lap marks. Scaffolding is the cheaper option once you account for redoing bad work.

My walls leave powder on my hand. What is that?

Chalking — the binder has degraded under UV and released the pigment. The loose powder has to be washed off and the surface stabilised with a sealer or bonding liquid before recoating, otherwise the new paint has nothing sound to grip.

When should the roof be done?

March and April, or October. Tile surface temperatures in midsummer make afternoon work impractical and can affect how the coating cures. Roof and walls do not have to be done in the same visit, and staging them across two seasons is a common way to spread the cost.
