Ranges cover labour, materials, preparation and two coats. On properties this size the honest answer is that the spread is wide and only a measured site visit closes it — but access, masking and waterproofing should always appear as their own lines rather than being folded into a single number.
Scheduling a Plattekloof Repaint
A full exterior on a Plattekloof house is a three to five week programme, not a long weekend, so the season matters more here than on a small house. Booking a job of that length means committing to a run of dry weather, which realistically means starting no later than mid-March if you want it finished before the winter rain.

Specification for a Large Home
On a house this size the material cost is a small share of the total and the labour to redo it is enormous, so specifying down to a cheaper product to save a few thousand rand is poor economics.
- Exterior walls: a premium UV-stable acrylic — Plascon Micatex or Dulux Weatherguard — over a plaster primer on any repaired or bare areas
- Parapet walls and copings: these take water from above and are a very common leak path. They need the same waterproofing attention as the roof, not just a coat of wall paint
- Flat and low-pitch concrete roofs: a torch-on or liquid membrane system with a reflective acrylic topcoat, with the guarantee in writing and the product named
- Aluminium joinery you want recoated: a dedicated etch primer and a two-pack or high-performance topcoat. Standard enamel over anodised aluminium will not last
- Interior: a low-sheen acrylic through living areas, a washable higher-sheen in passages and stairwells, and a water-based enamel on the trim so it does not yellow
- Feature and double-volume walls: agree the finish and sheen on a sample board before the whole wall is done. Sheen reads completely differently across a three-storey volume than it does on a sample card
