What Makes Plattekloof Jobs Different

Plattekloof homes are large, often 300 to 600 square metres under roof, frequently three levels on a sloping stand, with big glazed openings, aluminium joinery, plastered parapet walls and flat or low-pitch concrete roof sections alongside the tiled areas. The painting is straightforward; the logistics are not.

Access is the biggest single variable. A three-level elevation on a slope needs proper scaffolding, and on some Plattekloof properties the pool, the terrace or the retaining structure means the scaffold has to be built off a stepped base. It is normal for access to be R8,000 to R25,000 on a house this size, and a quote that omits it is not a real quote.

Masking is the second. Large aluminium frames, frameless glass balustrades, natural stone cladding and powder-coated garage doors all have to be properly protected, and cleaning overspray or acrylic off frameless glass and anodised aluminium afterwards is slow, expensive work. On a big Plattekloof house the masking and protection alone is often a day and a half of labour before a drop of paint is applied.

Flat and low-pitch concrete roof sections are the third. These are not painting — they are waterproofing, with a torch-on or liquid-applied membrane system and a reflective topcoat, and they carry their own guarantee. A contractor who offers to "paint" your flat roof with roof paint is offering you a leak in two winters.

What Painting Costs in Plattekloof

JobWhat it coversIndicative price
Interior repaint, 4–5 bedWalls and ceilings, approx. 380 m²R45,000 – R85,000
Exterior repaint, double or triple storeyWalls, parapets, fascias and downpipesR65,000 – R130,000
Flat-roof waterproofingPer m², membrane plus reflective topcoatR210 – R420
Tile roof repaintApprox. 300 m², cleaned and primedR30,000 – R58,000
Scaffolding and access equipmentMulti-level elevations on a sloping standR8,000 – R25,000
Masking and protectionAluminium, frameless glass, stone claddingR3,500 – R9,000

Ranges cover labour, materials, preparation and two coats. On properties this size the honest answer is that the spread is wide and only a measured site visit closes it — but access, masking and waterproofing should always appear as their own lines rather than being folded into a single number.

Scheduling a Plattekloof Repaint

A full exterior on a Plattekloof house is a three to five week programme, not a long weekend, so the season matters more here than on a small house. Booking a job of that length means committing to a run of dry weather, which realistically means starting no later than mid-March if you want it finished before the winter rain.

The two windows that work are October to early December, and late February through March. Starting in October gives you the whole summer as a buffer if the wind or a supply delay costs you a week. Starting in late February works if the scope is settled and materials are on site, but leaves less room.

Flat-roof waterproofing has stricter requirements than wall painting: the substrate must be genuinely dry, the ambient temperature within the product range, and no rain within the curing period. That work should be scheduled for the driest, most settled part of summer — late November to February — and it is worth sequencing the roof first so that any leak shows up while the scaffolding is still standing.

If your property is in a security estate, factor in the approval lead time. Estates typically want the contractor registered, the working hours agreed and the colour signed off before anyone comes through the gate, and that can add a week or two before work starts.

Specification for a Large Home

On a house this size the material cost is a small share of the total and the labour to redo it is enormous, so specifying down to a cheaper product to save a few thousand rand is poor economics.

  • Exterior walls: a premium UV-stable acrylic — Plascon Micatex or Dulux Weatherguard — over a plaster primer on any repaired or bare areas
  • Parapet walls and copings: these take water from above and are a very common leak path. They need the same waterproofing attention as the roof, not just a coat of wall paint
  • Flat and low-pitch concrete roofs: a torch-on or liquid membrane system with a reflective acrylic topcoat, with the guarantee in writing and the product named
  • Aluminium joinery you want recoated: a dedicated etch primer and a two-pack or high-performance topcoat. Standard enamel over anodised aluminium will not last
  • Interior: a low-sheen acrylic through living areas, a washable higher-sheen in passages and stairwells, and a water-based enamel on the trim so it does not yellow
  • Feature and double-volume walls: agree the finish and sheen on a sample board before the whole wall is done. Sheen reads completely differently across a three-storey volume than it does on a sample card

Before Work Starts on a Plattekloof Property

  • Get access, masking and waterproofing shown as separate lines. A single lump sum on a house this size hides too much
  • Sort out estate registration, working hours and colour approval early — it commonly adds one to two weeks before a start date
  • Ask for a written waterproofing guarantee with the membrane system named, not a verbal assurance
  • Sequence the roof before the walls so any leak is found while the scaffolding is up
  • Agree how the pool, terrace and garden are protected, and who cleans up daily. On a five-week job this matters more than the paint
  • Approve large colour decisions on a painted sample area on the actual wall, in morning and afternoon light, before the order is tinted

Plattekloof Painting Questions

What does it cost to repaint a large Plattekloof home?
A full exterior on a double or triple storey typically runs R65,000 to R130,000, plus R8,000 to R25,000 for scaffolding and access. A four to five bedroom interior is around R45,000 to R85,000. Flat-roof waterproofing is priced per square metre, generally R210 to R420.
Can a flat concrete roof just be painted?
No. Roof paint is a coating, not a waterproofing system. A flat or low-pitch concrete roof needs a torch-on or liquid-applied membrane with a reflective topcoat, installed as a system and covered by a written guarantee. Painting it instead buys you one or two winters.
How long does a job this size take?
Three to five weeks for a full exterior on a large multi-level home, including scaffolding erection and dismantling. A full interior on a four to five bedroom house is typically two to three weeks. Both assume a settled weather window.
Will my aluminium windows and frameless glass be protected?
They should be masked properly before anything starts, and on a large home that is a day or more of work on its own. Removing acrylic overspray from anodised aluminium or frameless glass afterwards is slow and risks scratching, so the protection is worth insisting on.
What if my property is in a security estate?
Most estates require the contractor to be registered, working hours to be agreed and exterior colours to be approved against the estate palette before work begins. Allow one to two weeks for that process, and get colour approval before any paint is tinted, because tinted paint cannot be returned.
