What Edgemead Houses Actually Need
Most of Edgemead went up between the mid-1970s and the late 1980s, which means a fairly consistent build: single storey, cement plaster over brick, face-brick feature panels, concrete tile roofs and long plastered boundary walls. That consistency is useful, because the same three problems come up on almost every quote we do here.
The first is west-facing walls. Afternoon sun on this side of the suburb is brutal from November through February, and it is the wall that fades first, chalks first and needs recoating a year or two before the rest of the house. The second is the mature trees Edgemead is full of — lovely, but they keep south and south-east walls permanently shaded and damp, which is why those walls grow a green-black algae film that has to be killed off, not just painted over. The third is the boundary wall: it is usually the largest single painted surface on the property and homeowners routinely forget to include it in the budget.
Face brick is the other thing worth settling early. Once you paint it, you have committed to repainting it forever, because stripping paint off brick properly is a bigger job than the original paint was. If the brick is sound and you only dislike the colour, a clear silane-siloxane water repellent keeps water out and leaves the option open.

Ranges are all-in — labour, materials, preparation and two coats. The low end assumes sound walls and a similar colour; the high end assumes crack repair, algae treatment, a colour change or difficult access. Every property is measured and quoted on site.
The Best Months to Paint in Edgemead
The workable exterior window here runs from about mid-September to the end of April. Outside that, Cape winter rain and overnight surface moisture mean the first coat never fully cures before the second goes on, and a film that has not cured is the single most common reason a two-year-old paint job starts peeling.
Within that window, September to November and late March to April are the sweet spot for Edgemead. Midsummer is not unusable, but a west or north wall in Edgemead can sit at 45°C surface temperature by two in the afternoon in January, and acrylic applied to a wall that hot skins over before it can wet the surface properly. The practical answer is sequencing: sunny elevations get done between 7am and 11am, shaded elevations in the afternoon.
If your south walls have algae, book earlier rather than later. The wash and biocide treatment needs several genuinely dry days before coating, and that is far easier to get in October than in the shoulder of May.
Paint That Holds Up on Edgemead Walls
Edgemead is inland enough that salt is not a factor, so the money is better spent on UV resistance and film flexibility than on marine-grade coatings. Plaster on a 40-year-old house moves seasonally, and a rigid film cracks along that movement.
- Exterior walls: a fine-textured, crack-bridging acrylic such as Plascon Micatex or Dulux Weatherguard. Micatex covers roughly 5 m² per litre per coat, so budget accordingly — it is not the product to stretch
- Bare or repaired plaster: a proper plaster primer first. Painting a topcoat straight onto new plaster is why patches flash through as visible squares six months later
- Concrete tile roofs: a roof-specific acrylic, not wall paint. Wall paint on tiles powders off within two summers and the moss comes straight back
- Interior walls: Plascon Double Velvet or Dulux Luxurious Silk in living areas — the low sheen wipes clean, which matters in a family house with a passage
- Trim, doors and frames: a water-based enamel such as Plascon Velvaglo. Solvent enamel yellows badly on the north-facing window frames Edgemead has a lot of
- Face brick you want to keep: a clear silane-siloxane repellent rather than paint, so the brick still breathes
Before You Sign Anything
- Ask for the boundary wall to be priced as a separate line. It is often 15–20% of an Edgemead exterior job and it is the first thing a low quote quietly leaves out
- Have the algae on shaded walls treated with a biocidal wash, not just high-pressure water. Pressure alone removes the colour and leaves the spores
- Check gutters and downpipes are on the scope. On Edgemead tile roofs they are usually the most degraded painted surface on the house
- Get the product name and code in writing, plus the number of coats. "Two coats of quality paint" is not a specification
- If you are changing from a dark colour to a light one, expect three coats and price it in rather than being surprised
- Confirm who moves and covers the furniture, and whether the painters work through lunch. On a 3-bed interior it is the difference between five days and eight
